This limited pipeline has created a statewide and national housing crisis driven by population growth and a lack of new construction. Simply put, there are too many people and not enough new homes, particularly for the baby boomer generation.

What type of real estate does TRELIA focus on, and where do you invest? What is the minimum amount of capital I can invest?

TRELIA specializes in development, multifamily, mixed-use, industrial, retail, and office properties. Our core markets are Northern New Jersey and South Florida, where we both invest and broker transactions. With over 15 years of experience, our team has led dozens of successful projects across these regions.

Minimum capital investment of $100,000


What kind of returns can investors expect, and what’s the typical investment timeline?

We target a 12–15% return on capital within 12–24 months for our limited partners (LPs). For general partners (GPs), profit participation may extend across multiple projects, offering both fixed returns and long-term equity upside. Our model prioritizes short-term, high-performance investments with clearly defined exit strategies.


How is TRELIA structured, and how do investors participate?

TRELIA operates under a GP/LP structure, where TRELIA serves as the General Partner (GP) and investors participate as Limited Partners (LPs) in specific projects. We typically invest 25% of our own capital in every deal, ensuring full alignment with our investors. Each project is assigned its own LLC and bank account for clear financial separation and security.


How does TRELIA protect investor capital and manage risk?

We approach every investment with discipline and risk control at the forefront. The primary risk lies in securing the approvals we target, but we mitigate this by acquiring only properties that meet our strict “buy box” criteria. We also structure pricing to account for market swings and economic shifts, ensuring our investments remain resilient. Simply put, we protect investor capital as if it were our own.
